Located in the established Brykerwoods neighborhood in central Austin, the clients tasked me with designing a 3 bedroom, 3 1/2 bath home reminiscent of the coastal vernacular they have always admired with crisp, simple detailing, tall ceilings and ample covered exterior space.
Because of the strict land development code and their standard sized lot, the greatest challenge was maximizing the amount of interior square footage and still maintaining a usable yard. A south facing two-story front porch shades the interior spaces while providing a place to enjoy the prevailing breezes and engage with neighbors.The first floor includes a library/music room, powder bath, living, dining, kitchen and mudroom space. A 12' sliding door provides access between the living space and the rear screen porch and backyard. The second floor houses the laundry room, kids bedrooms and baths, and a master suite (with access to the private second floor porch).
With two young children and an open-door policy for neighborhood friends, a large play space was essential. By utilizing the volume under the attic rafters, a third floor playroom extending the full depth of the house provides ample floor area for family use. Accessible via spiral stair off the second floor hallway, the playroom features a larger dormer window and space for multiple functions.
This home is comprised of 2380 SF in conditioned space plus a 400 SF attic/playroom with 580 SF in covered/screened porches.
