Like so many Austinites, the Rosedale clients loved their central Austin neighborhood but felt their home no longer functioned for their family of four. The existing lot already met maximum impervious coverage allowances due to a detached studio apartment preventing us from adding on to the first floor. Building a new second floor was cost prohibitive.
Without changing the building footprint, I reworked the public areas to accommodate a much-needed third bedroom, laundry space, and mudroom entrance. The new kitchen graciously opens to a combined dining and living area with backyard views through a 12' sliding door. The master bathroom was enlarged into an adjacent kids' closet and now includes a double vanity, separate shower and bathtub. By relocating the mechanical equipment into the attic, the master closet was enlarged and a new hall closet was created. Since space was tight, the relocated laundry closet is hidden behind a telescoping pocket door, allowing uninhibited access without blocking circulation.
